The need for a fresh coat of paint was about 10 years past due; there was mildew and wood rot; and the house was crooked and sloping. The yard was overgrown and there was a tree trunk and other plants on the roof. Vines were growing in and around the gas water heater. Additionally, there was water damage on one of the roof rafters. Doug asked Caron to come over to look at the house from a buyer’s perspective. Caron noticed the damage immediately and knew it would be off-putting for potential buyers, so we had to paint it. However, because the other rafters were stained from mildew, the newly painted one was out of place, so we decided to have them all painted. To address the issues, we brought in a large maintenance team including painters, contractors, landscapers, cleaners, handymen, and a stager to put the house in showable condition.
Upon listing the home, the goal was to target the marketing to the anticipated profile of the buyer. After the first open house we received 6 offers; the seller accepted an offer above asking price and the property went under contract after only 5 days on the market. The buyer planned to live in the main house and her mother in the ohana cottage; it was the perfect set up for them.
