The Oahu luxury single-family home market has gotten off to a strong start in 2024. Quarter 1 2024 saw a 12.5% increase in the number of sales compared to quarter 4 2023. While median price decreased slightly, there were increases in price/square foot, ratio of sold price to list price, and the number of homes sold at or above list price. Homes sold 18.7% faster in Q1 2024 than Q4 2023. The most active luxury price range is $1,800,000-$2,999,999.
Meanwhile, The Oahu luxury condo market started very slowly but saw a significant increase in the number of sales in March. Median price, the ratio of sold price to list price, and the number of condos sold at or above list price all increased in Q1 2024 compared to Q4 2023. The most active luxury price range for condos is also $1,800,000-$2,999,999.
