Oahu Luxury Market Overview
There were decreases in most metrics for luxury home sales from quarter 3 to quarter 4. There were 7 fewer sales in Q4, median price decreased 9.7%, and price/square foot went down about 4% quarter-over-quarter. However, homes sold 8 days faster, on average. There have been a lot of adjustments in the market; a quarter of sales in December had price changes.
After a slow Q3 for the Oahu luxury condo market, there were increases in all our metrics in Q4. Sales volume increased 70% and median price rose nearly 16%. Luxury condos sold very quickly in Q4; in December they had the shortest days on market since September 2023. After a lull in activity from Japanese buyers in Q2 and Q3, they returned in Q4, making up nearly 25% of sales between corporations and private buyers.
