Oahu Luxury Market Overview
In quarter 2, luxury single-family home sales increased over 20%. Quarter 2 sales have been increasing since 2023 but far remain below the peaks in 2021 and 2022. Luxury homes sold after 59 days on average, the same as in Q1. Price per square foot decreased about 5% in Q2 and a smaller proportion of properties sold at or above asking price. The most active luxury price range is $1.8M-$2.9M, with 65.5% of sales in Q2. Available inventory in the $1.8M-$2.9M rose significantly from last month. This is a welcome change for buyers who have struggled with continued low inventory. Buyer data shifted in Q2, with local residents accounting for over 67% of luxury home purchases, up from 53% last quarter.
Luxury condo metrics improved in most categories we measure. Sales volume increased 6% and median price and price per square foot both rose by about 8%. A greater percentage of condos sold at or above asking price. However condos sold 19 days slower than in Q1. There were more than twice as many price reductions in Q2 than in Q1. The most active luxury price range is $1,800,000-$2,999,999, with nearly two-thirds of sales in Q2. Japanese buyers accounted for a quarter of luxury condo sales, followed by Hawaii residents, who purchased about 23% of the luxury condos sold in Q2.
