Oahu Luxury Real Estate Update
Luxury Home Overview
July showed a shift in the Oahu luxury home market. Luxury home sales volume decreased 20% in July from June. Median price and price per square foot also decreased month-to-month. Compared to the past few months, the highest sale is notably lower at $6, 350,000 FS. Looking at sales history over the past five years, it is not unusual to see a dip in sales in July. However, there were positive moves in the market. Compared to June, luxury homes sold 17 days faster, on average. A larger proportion of homes sold at or above asking price, and there were only two price reductions.
Even in a slower market, when homes are priced correctly, they sell quickly and very close to or above the asking price. Available inventory in most price ranges changed very little, though there was an increase in listings in the ultra-luxury $10M and above range, which is not typical. Pending sales increased in the $1.8-$2.9M range but there was little change in the other price ranges.
Luxury Condo Overview
The luxury condo market increased slightly (1 more sale) from June. There were three sales each at Victoria Place and Park Lane. Median price decreased by over 20% from June’s high of $3M but price per square foot rose about 5%. On average, luxury condos received a higher listing to sold price ratio and a larger proportion of sales were at or above asking price. Luxury condos sold over three months faster and there were fewer price reductions than in June. Available inventory decreased significantly in the $1.8-$2.9M range and less dramatically across the other price ranges. There was little change in available or pending listings in all price ranges.
