Luxury Home Overview
September marked a slight slowdown in the Oahu luxury real estate market. There was a dip in luxury home sales volume in September – 35 sales, down about 5% from August. So far this year, monthly luxury home sales have ranged from 24 at the low end to 44 at the high end. A notable decrease in sales in September is not unusual – it has happened each August to September in the past three years. Median price also decreased, down 12% from last month, although August’s median price was the highest since March of this year.
Price per square foot also decreased month-to-month. Luxury homes took about a week longer to sell in September than in August. A smaller proportion of homes sold at or above asking price and there were more price reductions compared to August. Available inventory in the $1.8-$2.9M and the $3-$5.9M ranges increased by about 6%. Pending sales in the $1.8-$2.9M range decreased by about 8%. There was little change in available inventory or pending sales in the other price ranges.
Luxury Condo Overview
Luxury condo sales decreased 38% in September compared to August. However, August’s 21 sales were the highest since June 2021, and September’s 13 sales are on par with sales volume for 2025 thus far. Sales at Victoria Place have accounted for a large portion of luxury condo sales each month but there were no sales at the building in September. Luxury condo median price decreased by 8% from August and price per square foot decreased about 21%.
A larger percentage of condos sold at or above asking price, and there were significantly fewer price changes than in August. On average, luxury condos sold about a month faster last month. Available inventory in the $1.8-$2.9M decreased by 7.5% but increased nearly 11% for properties in the $3-$5.9M range. There was little change in available or pending listings in the other price ranges.
