Oahu Luxury Market Overview
Luxury single-family home sales decreased across most metrics in Quarter 3 relative to Quarter 2. Sales volume dropped by about 12% and median price decreased by about 2%. Price per square foot decreased 6% in Q3 and homes received a lower percentage of their asking price, on average. However, a larger proportion of properties sold at or above asking price and luxury homes sold about a week faster than Q2. There was little change in inventory across price ranges in Q3 but pending sales in the lower price ranges rose in Q3. Local residents accounted for 60% of luxury home purchases in Q3.
The luxury condo market had a strong third quarter. Sales volume increased over 34%; nearly half of the sales occurred in August. Median price decreased by 8% and price per square foot dropped by about 9% from Q2 to Q3, However, a greater percentage of condos sold at or above asking price and condos had a higher listing to sales price ratio. Condos sold 4 days faster than in Q2. Q3 showed a drop in available inventory in the $1,800,000-$2,999,999, with a corresponding increase in escrows. There was little movement in other price ranges. The largest purchasers of luxury condos were Hawaii residents at 30.4%.
