Hawaii Luxury Home Market Overview
The Distinguished Lifestyle Collection is for luxury Hawaii properties priced at $1,800,000 and above. Currently, there are 282 single-family homes for sale and and 79 homes in escrow in this price range on Oahu.
April luxury single-family sales on Oʻahu cooled compared with March, with closings falling from 46 to 33. Even with lower volume, the pace of sales improved. Average days on market decreased by about two weeks, suggesting that the homes that sold were the ones priced and positioned to move. Median sold price decreased from $2,872,500 to $2,365,000 (down 17.6%), as reflected by fewer ultra-high closings and more activity concentrated closer to the entry point of the luxury band. However, pricing outcomes were subtly stronger in April despite the lower median. The listing-to-sold ratio edged up from 95.5% to 96.5%, and the share of homes selling at or above asking improved to 33.3% from 26%. Buyers were still willing to compete, particularly when a property was aligned with market expectations.
That strength also shows up in price efficiency. Price per square foot climbed from $1,082.20 in March to $1,167.03 in April, which often signals that April’s sold mix skewed toward smaller, better-located, or more turnkey homes, even as fewer top-of-market estates closed to lift the overall median. In short, April looked like a “fewer-but-firmer” month—lighter volume and a lower median, but faster absorption and slightly better realization versus list on the deals that did transact. On the supply-side negotiation front, price reductions represented a larger share of April’s smaller sales volume (44.4% vs 32.6%). Sellers still needed recalibrate to meet demand, yet once corrected, the homes that were properly priced found buyers more quickly and closer to ask. Overall, compared with March, April’s luxury segment on Oʻahu appears to have shifted from breadth to selectivity, with fewer sales, but stronger execution on the ones that matched buyer value expectations.
Hawaii Luxury Condo Market Overview
There are 152 luxury condos for sale and and 29 luxury condos in escrow on Oahu. April luxury condo activity on Oʻahu meaningfully rebounded from March in terms of closings, with sales rising from 5 to 11. Despite that jump in volume, the median sale price held steady at $2,400,000 in both months. On average, luxury condo pricing didn’t shift. Rather, April delivered more transactions around a similar core price point. Days on market slowed from 99 to 136, indicating buyers were more deliberate. That slower pace also lines up with softer negotiation outcomes versus list: the listing-to-sold ratio slipped from 95.5% to 91.3%, implying sellers conceded more from asking on average in April even as more units sold. At the same time, April’s closed mix appears to have skewed more premium on a price-efficiency basis. Price per square foot rose from $1,778.05 in March to $2,052.72 in April. April includes multiple very high $/sf sales, including three sales with $/sf over $3,000. These lift the month’s $/sf even while the median dollar price stays flat.
Negotiation dynamics were mixed but telling. April registered 9% of sales at or above asking (versus 0% in March), marking the first non-zero month in four months. This is an important signal that, for the right unit, demand can still tip into competitive territory. However, the broader pattern still favors buyers: price reductions increased from 2 to 7, and because the sold pool was larger, that translates into a higher share of transactions involving reductions (63.6% vs 40%). Taken together, April reads as a market with improved sales volume and pockets of bidding strength, but overall more price sensitivity. Homes took longer to sell, more sellers adjusted pricing, and the typical sale landed further below list than in March, even as the quality/location mix pushed $/sf higher.
