Neighbor Island Luxury Market Overview
Luxury real estate sales on Kaua’i, Maui, and Hawai’i Island varied across the islands and by market. Kaua’i’s single-family home market saw a slower start to the quarter, with sales down 37.7% compared to Q4 2025. However, median price and rose and luxury homes received a higher percentage of the asking price. Kauai’s luxury condo market also experienced a drop in sales, with only two transactions for the quarter.
Maui’s luxury single-family home market ended the quarter with a 13.5% increase in sales over last quarter. Luxury homes sold more than two weeks faster but at a lower median price. Maui luxury condos also posted higher sales, faster days on market, and a average lower median price.
On Hawaii Island, luxury single-family home sales surged 30.7%, with total volume jumping more 49%. The median price dipped and price per square foot slightly. The island’s luxury condo market also rose significantly, up over 61% in sales volume quarter-over-quarter. All other metrics increased as well.
