Neighbor Island Luxury Market Overview
Luxury real estate sales on Kaua’i, Maui, and Hawai’i Island varied across the islands and by market. Kaua’i’s single-family home market saw a strong finish to the quarter, with sales up 36.3% and total volume rising 26.3%, even as the median price dipped. Kauai’s condo market also experienced a jump in sales, up 66.7%, but median price and other metrics fell sharply.
Maui’s single-family home market softened in sales but saw a higher median price and faster market pace, with homes selling 19 days quicker than last year. Maui condos, meanwhile, posted higher sales and modest price growth, though properties spent significantly longer on the market.
On Hawaii Island, single-family home sales surged 25.8%, with total volume jumping more than 60%. The median price held steady though sellers received a smaller share of asking price. The island’s condo market moved in the opposite direction, with sales, median price, price per square foot, and total volume all declining.
