Who Is Buying Oahu Luxury Real Estate? A Look at January–June 2026 Buyer Data
Where do Oahu luxury real estate buyers come from? During the first six months of 2026, Hawaii residents represented the largest share of luxury buyers on Oahu, but the data reveals a very different buyer mix when comparing luxury single-family homes with luxury condominiums.
For luxury sellers, understanding where buyers come from can provide valuable context when developing a marketing strategy. While local Hawaii buyers remain important, Oahu luxury real estate also attracts buyers from the mainland and international markets. Here is a closer look at who purchased Oahu luxury real estate from January through June 2026.
Where Are Oahu Luxury Home Buyers Coming From?
For Oahu luxury single-family homes, Hawaii buyers accounted for 62.4% of purchases during January through June 2026, making local buyers by far the largest segment. California buyers were second at 8.3%, followed by Hawaii corporations at 6.1%, California corporations at 3.1%, and Texas buyers at 2.6%. The buyer pool extended well beyond those five markets. Arizona, Colorado and Virginia each recorded five purchases, Utah had four, Washington State had three, and Florida, Minnesota, New York and Japanese corporations each had two.

Key Takeaway for Oahu Luxury Home Sellers:
One of the most notable findings is just how important the local Hawaii buyer remains in Oahu’s luxury single-family home market. It can be easy to think of Hawaii luxury real estate primarily as a destination for mainland or international purchasers. The January–June data offers an important counterpoint: nearly two-thirds of Oahu luxury single-family purchases represented in this data came from Hawaii buyers. For sellers, that reinforces the value of marketing that reaches both qualified local buyers and buyers beyond Hawaii, rather than assuming a luxury property should be marketed primarily to one geographic audience.
Who Is Buying Luxury Condos on Oahu?
The picture changes significantly when we look at Oahu luxury condominiums. Hawaii was still the largest source of buyers during January through June 2026, accounting for 34.4% of purchases. However, Japanese corporations represented 23%, making them the second-largest buyer category in the luxury condo data. California buyers followed at 8.2%, with Hawaii corporations and individual Japanese buyers each representing 4.9%. The data also recorded multiple purchases by California corporations and Korean buyers, as well as individual purchases attributed to an Australian corporation and South Korea.

The Japanese Buyer Continues to Play an Important Role in Oahu’s Luxury Condo Market
In the first quarter, Japanese corporate buyers accounted for 21.7% of luxury condo buyers. The second-quarter data recorded 7.9% non-corporate Japanese buyers and 25.6% Japanese corporate buyers in luxury condos. The data also indicates that Japanese buying activity looked very different between condos and single-family homes. In Q1, the recorded Japanese share of luxury single-family purchases was 0%, while in Q2 Japanese corporate buyers represented 1.65% of luxury single-family purchases. For luxury condo owners considering selling, these figures illustrate why the potential buyer audience should not necessarily be viewed through the same lens as the audience for a luxury single-family residence.
Luxury Homes vs. Luxury Condos: Two Different Buyer Profiles
Looking at the two property types side by side reveals one of the most useful insights in the data. Luxury single-family homes were much more heavily weighted toward Hawaii buyers, who represented 62.4% of purchases. Hawaii buyers also ranked first for luxury condos, but at a substantially lower 34.4%. Meanwhile, Japanese corporations represented 23% of luxury condo buyers, compared with a much smaller Japanese corporate presence in the luxury single-family home data. That distinction matters from a marketing perspective. The ideal audience for a luxury single-family residence may not look the same as the audience for a luxury condominium.
What Does the Broader Oahu Real Estate Market Tell Us?
Looking beyond luxury properties provides additional context about where Oahu buyers came from during the first half of 2026. Across all price ranges, Hawaii buyers accounted for 4,150 Oahu sales totaling $3.9 billion from January through June. California ranked second with 271 sales totaling $337.8 million, followed by Washington State with 54 sales and Texas with 52 sales. Florida rounded out the top five states with 24 sales.
Top Buyer Markets Across All Oahu Price Ranges
- Hawaii: 4,150 sales | $3.9 billion
- California: 271 sales | $337.8 million
- Washington State: 54 sales | $67.2 million
- Texas: 52 sales | $51.5 million
- Florida: 24 sales | $24.4 million
Among international buyers across all price ranges, Japan ranked first with 133 Oahu purchases totaling $172.2 million. Korea followed with 37 purchases totaling $48.7 million, while Canada recorded eight purchases totaling $8.9 million. The data notes that Japanese buyers’ 133 Oahu purchases represented 3.59% of sales and 4.93% of dollar volume during the period. Statewide, Japanese buyers accounted for 138 purchases totaling $199.8 million.
What Does This Buyer Data Mean for Oahu Luxury Sellers?
The January–June 2026 data reinforces an important point: there isn’t one single Oahu luxury buyer. The buyer profile varies based on property type, and potential buyers can be found locally, on the mainland and internationally. For sellers, this is where a targeted marketing strategy becomes particularly important.
At Caron B Realty International, our approach is centered on positioning each property individually and developing marketing around the home itself, its potential buyer and the market in which it is competing.Rather than simply putting a luxury property on the market and waiting for the right buyer to find it, we believe marketing should consider who the most likely buyers may be, where they are located, and how to reach them effectively. That can mean developing a strategy that speaks to Hawaii’s local luxury audience while also creating visibility among relevant mainland and international buyers.
Understanding the market is only the beginning. The next step is creating a strategy designed to put your property in front of the audiences most likely to appreciate its value.
