Oahu Luxury Real Estate Update: October 2025
Luxury Home Overview
In October, luxury home sales soared to 51, the highest number of sales since May 2022. Median price decreased slightly, down 4.4% from last month, to $2,175,000. However, price per square foot rose nearly 4% month-over-month. There was no change in days on market; luxury homes have taken 7-8 weeks to sell during the past four months. A larger proportion of homes sold at or above asking price and homes received a higher proportion of their asking price in October than in September.
There were a significant number of price reductions last month. Over 43% of homes sold had a price reduction. The lower prices, along with the increase in inventory we saw at the beginning of last month, contributed to October’s high sales volume. There were small changes in available inventory in the $1.8-$2.9M and the $3-$5.9M ranges but overall, there was little change in available inventory or pending sales in the other price ranges.
Luxury Condo Overview
The number of luxury condos sold in October decreased by one from September. We are finally seeing a slow down in sales at Victoria Place, with only one sale in the building in October and zero sales in September. Luxury condo median price increased by 4.6% from September and price per square foot rose by 13.7%.
While there were very small changes in in the listing to sales price ratio and price reductions, significantly lower percentage of condos sold at or above asking price. Additionally, luxury condos took nearly two months longer to sell in October than in September. This average is due to four condos that were on the market for more than 210 days. There was almost no change in available or pending listings across all price ranges.
