August was another strong month for Oahu’s luxury single-family home market. While sales volume declined 19% from July, homes sold faster, prices increased, and sellers achieved nearly full asking price, with 56.5% of luxury homes selling at or above asking. The sharp drop in price reductions and continued strength in price-per-square-foot metrics suggest buyer demand remains healthy and well-priced homes continue to attract strong competition.

Conversely, August brought a slowdown in Oahu’s luxury condo market compared to July, with sales volume down 47% and pricing metrics softening modestly. Despite fewer closings, the market remained resilient, with one-third of all sales closing at or above asking price and a significant increase in pending sales and active inventory signaling continued buyer activity. Rising escrow counts suggest August’s slowdown may be a temporary pause, with stronger closing activity potentially on the horizon as we move into the fall market.
