Oahu Luxury Real Estate Update: What Happened in June 2026

Luxury Home Overview

June brought continued strength to Oahu’s luxury housing market. Sales volume increased by 20% compared to May, with a total of 47 sales, while median price remained stable. Buyers continue to compete for desirable properties in premier locations, though they are becoming more selective and price-conscious. Inventory is gradually expanding, particularly in the higher luxury price ranges, creating a more balanced market and increased competition among sellers. While demand remains healthy, today’s market rewards strategic pricing, strong presentation, and effective marketing. For buyers, growing inventory may provide additional opportunities. For sellers, understanding current market conditions is key to achieving the best possible results.

Luxury Condo Overview

The Oahu luxury condominium market saw a notable increase in sales activity in June, marking its strongest month in nearly a year with 16 sales. While more buyers entered the market, overall pricing softened and properties generally took longer to sell, reflecting a more deliberate and selective buyer pool. Inventory continues to expand in several luxury price segments. Demand remains strongest in the lower luxury tiers, while activity in the highest price ranges remains relatively limited. Overall, the market remains active, but success increasingly depends on thoughtful pricing, desirable amenities, strong presentation, and standout locations. Buyers have more options than they did a year ago, while sellers must position their properties strategically to attract today’s discerning luxury purchaser.
