Neighbor Island Luxury Market Overview
Luxury real estate states on Kaua’i, Maui, and Hawai’i Island varied across the islands and by market. On Kauai, luxury home sales volume increased over 17%, while luxury condo sales dropped by two thirds to only two sales. Both markets saw an increase in median price and sold nearly a month faster than in quarter 2.
On Maui, both luxury homes and condos saw quarter-over-quarter decreases in sales volume. Maui luxury homes sold for higher median price but only received 86.9% of the asking price. The median price for luxury condos on Maui was essentially the same as in Q2 and condos took two week longer to sell.
There was no change in sales volume of luxury homes on Hawaii Island in Q3. Median price increased over 15% but luxury homes took over two month longer to sell than in Q2. There was a slight drop in luxury condo sales volume but a 51% increase in median price.
